UK will need to double housebuilding target to meet demand, think tank finds

England needs 616,000 extra homes each year to accommodate record numbers of migrants, a think tank has said.

Ministers are braced for net migration to be as high as one million when official figures are published on Thursday.

The number of homes required to accommodate the record number of people coming to the country would need to be more than double the Government’s 300,000 annual housebuilding target, according to the Centre for Policy Studies think tank.

The Centre for Policy Studies’ analysis is based on Government modelling that assumes migrants live in households with an average of 2.3 people, in line with the rest of the population. The think tank said current house building targets were based on outdated assumptions of some 170,500 migrants arriving in England each year.

Even if net migration reaches 700,000 a year, as some analysts have predicted, 500,000 homes would still need to be built annually, it found.

Experts have suggested net migration is likely to be somewhere between 650,000 and 997,000.

Net migration already reached record levels last year, when it surged to 504,000 in the year to June 2022.
